A property manager markets and leases the unit, screens applicants, collects rent, handles maintenance and inspections, and keeps the property compliant with city and county code. WNY RPM Solution does all of that across Buffalo and Niagara Falls, and because it is also a licensed general contractor, it performs the repair work itself.
If you own property in Western New York, the running cost is rarely the rent roll. It is the two weeks you lose to a contractor who stopped answering, the tenant who quietly stopped paying in March, and the code letter you did not open until the deadline had passed.
Scope
Six things happen every month whether or not anything goes wrong.
Photography, listing across the sites tenants actually use, showings, and application handling. Rent is set against what comparable units on that street genuinely achieved, not what a national estimate tool guesses.
Income and employment verification, prior landlord references, credit and background checks, applied identically to every applicant under fair housing law. Housing Choice Voucher tenancies are handled properly, including the inspection process.
Rent chased the week it is late, not the month after. Owner statements written so you can see income, expense and what each repair was for without calling to ask.
Routine repairs and full unit turnovers handled by our own crews through the general contracting side of the business. One company quotes it, does it and stands behind it.
Move-in and move-out condition reports with photographs, plus periodic interior and exterior checks so a small problem is found while it is still small. Winter is the reason this matters here.

Rent collection and emergency situation handling are both inside the fee. You are not billed extra for somebody picking up the phone at nine at night and dealing with it.
The fee runs up to 10% of rent, and never less than $100 a month. Where it lands inside that depends on the property, and it is agreed in writing before anything starts. The minimum applies whether the property is occupied or standing vacant, because a vacant property still needs checking, securing and heating through a Buffalo winter.
If you want utility and service bills paid on your behalf, that carries a $50 transportation charge, anywhere in Buffalo.
The set-up fee is charged once, when the property comes under management, and covers taking the property on: inspection, condition report, tenant file review, and getting the paperwork in order. After the damage
A claim gets paid on evidence. Most owners lose money because nobody documented the damage properly at the time.

Insurance claims
Storm damage, water damage, fire, vandalism. Owners usually lose money on a claim not because it was refused, but because the evidence was never assembled properly.
We handle all five. On a property already under management we also hold the condition reports and photographs from before the damage, which is usually the piece an owner cannot produce when the insurer asks.

WNY RPM Solution charges up to 10% of the monthly rent collected for residential property, with a minimum of $100 a month whether the property is occupied or vacant. Commercial runs 10% to 20% depending on the complexity of the space. Rates are adjustable with market value and are agreed in writing before anything starts. There is a one-time set-up fee of $500 for residential and $700 for commercial. Placing a new tenant costs one month rent, or half a month for a lease-only arrangement.
You are told the same week, not at the end of the month. WNY RPM follows up directly with the tenant, documents every contact, serves the required notices on time, and coordinates the legal process if it gets that far. Owners get a recommendation, and the decision on how far to push stays with them.
